The design has been carefully developed in response to its context and local planning guidance, meeting all spatial and privacy requirements. Positioned to align with the building line of 108 Sea Lane, the new dwelling blends into the street scene while protecting neighbouring privacy with a considered first-floor layout.

Living spaces are located on the first floor to take full advantage of sea views and adjacent open space—a defining feature of the site. The home provides three bedrooms, a bathroom, an en-suite, a kitchen/family area, and a first-floor living room, with a detached garden building to the rear. Outdoor space is arranged both front and rear, with primary views toward the coast.

The design draws on traditional forms with contemporary materials and finishes and has been revised following the refusal of earlier applications, reducing scale and massing. Key changes include setting the first-floor element further back to minimise overlooking and visual impact from Sea Lane and 1 Sea Drive.
This proposal respects the urban grain and density of the area, filling a gap in the Sea Lane frontage and replacing a previously approved, higher-density scheme. The site’s sustainable location offers easy access to local amenities, and the building incorporates environmentally responsible features.
