The design has been shaped by its context and local planning guidance, meeting all internal, external, and neighbourly distance requirements. It is a site-specific response that reflects and respects its surroundings.
Set in line with neighbouring properties along Bosco Lane, the new dwelling is positioned back from the front building line of the Neighbouring property. Its ridge height is lower than that of neighbouring property to the west and the chalet-style homes to the east, with the site's natural slope used to minimise its impact on the street scene. To protect privacy, no rear-facing views are provided from the first floor.
The one-and-a-half-storey, asymmetrical form responds directly to its neighbours—lower eaves to the north complement the adjacent bungalows. The first floor captures unique views of the cliffs and sea beyond, making the most of the site's elevated position.
